Maxwell AFB Commissary

The New Commissary at Maxwell AFB is a 46,000 square-foot grocery facility with office space built on the site of a World War II airfield. We were able to maintain multiple phases of the project without inhibiting everyday activities of all adjacent buildings, including the existing Commissary.

Using a design-build delivery method, we were approaching the 90% set of design documents when the owner requested we add on cost-neutral basis items that were omitted from the design criteria. We developed a list of value engineering options to add the additional items without compromising project cost. For one option, we suggested reducing the parapet height at specific locations. This solution would eliminate steel supports and exterior façade building materials. However, the owner was concerned the rooftop mechanical equipment would be noticeable from certain places. Since our team used BIM, we were able to develop models showing different elevations and 3D vantage points to represent views. These images verified the equipment would not be noticeable. The owner decided to reduce the parapet heights, allowing the additional scope to be added to the project without adding to the total project cost.
