One Lakes Edge is an 8-story, mid-rise upscale apartment building in the Hughes Landing development at The Woodlands, Texas. The residential units are situated around an 8-story parking structure with space for more than 700 vehicles.
One Lakes Edge has a prime location on Lake Woodlands and offers 390 residential units with retail space on the first floor. The residential units are situated around an 8-story parking structure with over 700 parking spaces. The building super-structure is post-tensioned, cast-in-place concrete with metal stud walls. In addition to close proximity to retail, restaurants, Whole Foods, and office space, amenities within One Lakes Edge include a fitness center, bike storage, and a landscaped exterior plaza deck. The outdoor deck includes a swimming pool with an adjacent outdoor kitchen and covered cabana.
Keeping in mind the overall scope of the project, the project team used production-based scheduling to break down the structure into smaller more manageable sections and tasked our trade partners with specific production goals, daily and weekly. These goals were set in collaboration with the trade partners to create realistic production rates. By using production-based scheduling, the team was able to determine manpower needs based on factual data, as opposed to a gut feeling.
To keep a close watch on production, we assigned each Hoar team member as a trade manager to work with specific trades each day and hold them accountable for production. The trade managers handled submittals, drawing revisions, production rates, and ultimately the QC of the assigned trades. The close involvement of the trade managers ensured no information was lost in the process.
