Hoar Construction announced today the completion of construction on CityHouse Old Town for American Real Estate Partners (AREP), a leading institutional fund manager and real estate developer. CityHouse Old Town is a seven-story, office-to-residential conversion project on King Street in Alexandria, Virginia. Hoar served as the general contractor, working closely with AREP to realize the developer’s vision of transforming the property into a vibrant, mixed-use residential community in the heart of the historic Old Town neighborhood.
1101 King Street’s transformation from a 1983, 141,000-square-foot office building into CityHouse Old Town, a 236,000-square-foot multifamily community, required careful coordination and sequencing throughout. The project began with consolidating seven separately owned condo interests and working closely with city planning, economic development, and preservation stakeholders. Hoar then reconfigured the building’s core, converting its enclosed atrium into a six-story, open-air courtyard while preserving much of the existing exterior. Due to the building’s layout and redesign, including the conversion of two parking levels into residential homes, the team performed interior demolition from the top down, removing approximately 3,550 tons (71,000 square feet) of concrete. Carbon-fiber reinforced polymer (CFRP) wraps were installed around lower-level columns to temporarily stabilize the structure during demolition and steel installation. 170 tons of new steel were installed along with 85 tons of new decking. From capital structuring through construction and tenant selection, each phase was executed to support a cohesive vision and long-term value creation and integration into the Old Town community.
“Executing a redevelopment of this magnitude in Old Town required rigorous planning and coordination,” said Hoar General Superintendent Justin Yarbrough. “From structural complexities like parking garage demolition and varied slab conditions to working alongside active retail and medical tenants, including ongoing LASIK procedures, our team prioritized safety, vibration and noise control, and clear communication at every stage. Through proactive coordination with engineers, trade partners, property management, and neighboring businesses, we were able to transform the building responsibly while minimizing disruption to existing retail tenants and the surrounding community.”

Additional project partners included Cooper Carry as the building architect, hospitality design firm RD Jones + Associates as the interior designer and SK&A Consulting Engineers as the engineering firm. Bozzuto Management serves as the property manager for CityHouse Old Town.
CityHouse Old Town is now officially open as a luxury apartment community with approximately 200 homes, ranging from studios to deluxe, “king-size” three-bedroom apartments, the majority of which also have private, wrap-around terraces with views of the Alexandria skyline. Residents enjoy hospitality-level service and premium amenities, including 24-hour concierge, coworking spaces, a fitness center, club lounge, a six-story open-air atrium, and a rooftop social terrace with water features, a fire pit, and panoramic views. The property also features lifestyle retail on the first floor, with tenants including Orangetheory Fitness, Lasik Plus, DCANTER, and Fresh Baguette.
