Implementing a number of acceleration techniques, we turned this new hospital over to the owner in time for it to open eight weeks early. Selecting key subcontractors early, using lean construction techniques, and BIM technology were all factors in this outcome.

Key subcontractors were selected well before CDs were complete, and their design-assist support pushed planning further up into preconstruction. Using prefabrication techniques, priority walls were framed and hung early; completion of these key structure milestones opened up the jobsite for other trades to go to work as soon as possible, which improved flow and productivity. And Lean techniques were critical. Major piping installations (such as entire patient bathroom walls) and large groups of fixtures were prefabricated and lavatory banks were pre-assembled and pre-plumbed – all of which improved both schedule and quality. The team used Building Information Modeling extensively to drive efficiency; the high level of detail in the project BIM proved invaluable for trade coordination.
