M2 Apartments

M2 Apartments, a 298-unit 15-building apartment community on 13 acres, offers high-end finishes and amenities such as granite countertops, vinyl plank flooring, and a community pool and fitness center, as well as encrypted WiFi and USB outlets for charging mobile devices.

Knowing M2’s schedule presented significant challenges, Hoar Construction built 3D models of each building type and used Vico to extract quantitative information to create a production-based schedule. The schedule was tracked and automatically adjusted with delays or accelerations in tasks and trades, so resources and manpower on-site could be managed more efficiently. Trades worked in seamless “flows” of constant activity, so almost all schedule waste was eliminated. Applying BIM and lean construction techniques allowed us to present an initial schedule that was three months shorter than the client expected. What’s more, the Vico schedule accelerated the project timeline by a further four months.
