Meridian at Fondren
Meridian at Fondren, a mixed-use development near the University of Mississippi Medical Center, encompasses 419,000 square feet of residential, office, and retail space.
The Meridian at Fondren encompasses almost 7,000 square feet of office space, 2,500 square feet of retail space, and 240 residential units.
The privately developed project is constructed on property owned by and adjacent to the University of Mississippi Medical Center and attracts professionals, graduate students, and others who appreciate a walkable historic downtown Jackson experience. Meridian is well situated near the hospital, clinics, and research labs near the medical center.
The art-deco building features ground-floor retail and apartments ranging in size from studio to three-bedroom units. Amenities include granite countertops, surface and garage parking, a fitness center, a dog park, and a courtyard with a pool and outdoor kitchen.
To increase efficiency and decrease waste during construction, we collaborated with our trade partners to plan, organize, and execute the work efficiently, resulting in a faster, safer, higher-quality delivery of the project. We held meetings early in the project to develop lean ideas, establish goals with individual trade partners, and identify managers to hold teams accountable and monitor the program. We held daily morning meetings to discuss ideas, and periodically, we held smaller target meetings to follow up and discuss coordination among the trades. While not every idea presented was implemented, the discussions led to greater trust and cooperation between team members and resulted in a better product for the owner.
