Hoar Construction and its development partner LMC, a Lennar Company, announced today the topping out of construction at Gentry, a 21-story luxury mixed-use apartment community at 3172 Roswell Road in Atlanta’s Buckhead Village.
Located on a one-acre surface parking lot that once housed the former Rio Bravo restaurant, Gentry will feature 290 apartments, a six-level parking deck with 458 spaces, and 6,000 square feet of ground-floor retail space. The community also boasts a number of impressive amenities, including an eighth-floor terrace with outdoor movie theater, roof top private dining room with catering kitchen, luxury pool area with cabanas and an outdoor lounge with stunning views of the Atlanta skyline.
First move-ins at Gentry are anticipated for Spring-2020.
“I am proud of the good work we’ve done with Gentry, both on the community and within the surrounding area,” said Jason Bennett, division vice president at Hoar Construction. “Gentry’s topping out is a celebration of the progress our team has made as well as the work values and commitment to excellence we embody at Hoar. All of the work crews have made a lasting impact on this neighborhood, which will be further strengthened when Gentry opens next year.”
This is the second multifamily community that Hoar and LMC have collaborated on in Atlanta, with the two firms teaming up to build Vireo in Midtown. Vireo opened in the spring.
“We’re pleased to partner with Hoar Construction once again as we create a one-of-a-kind community that combines luxury living with a walkable neighborhood experience that is unparalleled,” said Steve Gorning, vice president of development for LMC. “Anticipation continues to build as we prepare to open next Spring, and we look forward to sharing more news on our progress in the days ahead.”
With a Walk Score of 91, Gentry will allow residents to enjoy some of the city’s most exciting dining and entertainment destinations just steps from their front door. Nearby walkable amenities include Whole Foods, The Buckhead Theatre, The Shops at Buckhead and the Atlanta History Center, with Phipps Plaza and Lenox Mall less than two miles from the community. The location also provides convenient access to the Buckhead MARTA station, Georgia Highway 400, and Interstates 85 and 75.
“Our previous work with LMC and understanding of their culture and processes have enabled us to keep our construction timeline on schedule,” said David Howe, senior superintendent at Hoar Construction. “The performance by the design consultants and all of our subcontractors has been exceptional, and we look forward to a strong finish as the project enters the home stretch.”
Over the course of construction, Hoar identified multiple avenues for giving back to the community while forging new relationships with Gentry’s neighbors.
The project team worked diligently to manage the flow of people, noise management, and parking for surrounding retail to prevent any negative effect on nearby businesses. Gentry site backs up directly to a long-time neighborhood restaurant, requiring precision and attention to detail on several assignments in order to ensure the safety of the building and its patrons. During the project, the team has assisted neighboring businesses by repairing roof and plumbing leaks, laying new tile and installing a pizza oven delivered from Italy for the restaurant.
Hoar also assisted the Atlanta Fire Department, which had struggled with finding suitable structures for high-rise crane rescue training. The firm secured approval for the fire department to use the site as a training and practice ground. The training took place over three weekends and accommodated seven different firefighter units, providing valuable training for new hires. Additionally, Hoar implemented the “Safety Leader Program,” with monthly lunches providing essential tips and techniques for on-site leaders who supervise and enforce Hoar’s safety standards.
