Hoar Construction completed the third and final building at the Paloma Ridge campus on time and under budget.
The 168,000 square foot core and shell office building is located in North Austin and is Stream Realty’s first development in the fast-growing metropolitan area. The multi-tenant building is also Hoar’s first core and shell office build in Austin.
The building offers large, flexible floorplans of 55,000 square feet and private terraces on the third floor. It also includes a 2,000 square foot fitness center and yoga room, ample bike storage, one-mile jogging trail, outdoor lounge, and multiple gathering spaces. The $17.6 million project is located less than a mile from Capital MetroRail Lakeline Station.
“Every project has challenges and this one was no different,” said Grant Pallan, senior project manager. “But we completed the project within our projected schedule and saved our owner nearly $500,000.”
To meet the 11-month construction schedule, the team used tilt-wall construction. The 131,320-pound walls were “tilted” into place vertically with a crane. In addition to the shorter completion time, these concrete walls also help regulate internal temperatures and provide soundproofing.
Stream Realty is seeking LEED Certification for the building, the largest of the three on campus. The first two structures earned Austin Energy Green Building Stars.
Hoar partnered with Sixthriver Architects on the project. Current tenants include Hewlett Packard Enterprises.
