Howard Hughes Celebrates Groundbreaking for Memorial Hermann Clinic in The Woodlands Area

Construction is now underway for a new Memorial Hermann primary care clinic in Shenandoah, just outside The Woodlands Township.

Developer The Howard Hughes Corp. (NYSE: HHC) and others held a groundbreaking ceremony for the 20,000-square-foot clinic on March 9, though construction started in late December, Howard Hughes said.

The single-story clinic at 1890 Research Forest Drive will also provide endocrinology, sports medicine, virtual medicine and lab services, according to Memorial Hermann Health System, which will lease the building from The Woodlands-based Howard Hughes Corp.

It was designed by Houston-based CDA Architects and is being built by Hoar Construction, based in Birmingham, Alabama. Construction is slated to be completed by early 2023.

The clinic is meant to be an anchor tenant for a roughly 9-acre property between a Community Bank of Texas branch and the Killen’s Steakhouse location that opened in 2019. Future development would include retail and restaurants, Jim Carman, Houston region president at Howard Hughes, previously told the Houston Business Journal.

“We’ll begin to market that property, and we’ll build it when the market allows,” he said.

The clinic will allow Memorial Hermann to double the number of its primary care providers in The Woodlands area, said Rachelle Guerra, vice president of physician practice operations for Memorial Hermann.

“We have seen tremendous growth in The Woodlands market and on our Memorial Hermann campus and feel this will be a great addition to the community for years to come,” she said in a statement.

The new clinic will be less than a mile from Memorial Hermann’s main Woodlands-area hospitals.

In January, Howard Hughes also started construction on the two-story, 33,745-square-foot Creekside Park Medical Plaza office building in the Creekside Park Village Center, Carman said.

Creekside Park is currently the only one of The Woodlands’ nine “villages” without medical offices.

The area is home to a total of six major medical providers, including two CHI St. Luke’s Health hospitals, Houston Methodist The Woodlands Hospital, Texas Children’s Hospital The Woodlands and The Woodlands campus of M.D. Anderson Cancer Center.

Last year, health care jobs accounted for 30.4% of the combined workforce of all major employers’ in The Woodlands area, according to The Woodlands Area Economic Development Partnership, the third year in a row that sector has represented the largest share of jobs.
