The Residences at Lane Parke consist of 276 luxury apartments constructed in the heart of Mountain Brook Village. This apartment community combines classic style with modern amenities including open concept floor plans with upgraded finishes, a fitness center and pool, and outdoor gathering areas.
The 400,000 square-foot Lane Parke apartment complex is constructed of brick and stucco in the Tudor style. The project also included demolition of the existing apartments that dated back to 1948. Working on a project of this size adjacent to Mountain Brook Village required careful planning. Noise, dust, and traffic control were just some of the issues that were considered in order to minimize disruption to surrounding residents and businesses.
The initial design called for a complex heating and cooling system rather than ductwork, which is what is typically used for multifamily construction. Due to our experience with multifamily projects, our team suggested that we assist with the design of the HVAC system. Our subcontractor essentially became the designer of record for the mechanical scope of work. His shop drawings became the contract drawings, lowering the construction cost and allowing us to provide in excess of $100,000 savings to the owner.
