At River Oaks Medical Center, as-built drawings did not reflect the existing conditions. In some places, information was so inaccurate that major mechanical chases were not accounted for.
Hoar hired a consultant to compile an as-built 3D model using point cloud technology, which measures existing conditions using laser scanners. We used that model to coordinate mechanical, electrical, plumbing, and fire sprinkler tie-ins and to document structural conditions. The as-built structural information was particularly beneficial because of the density of MEPS systems above the ceiling that are characteristic of the high system loads associated with a hospital.
